Changing The Locks |
|

We highly recommend you to change the locks if you intend to leave your property vacant for extended period. This service includes changing your lock with a brand new lock and 3 keys.

Regular Monthly Property Checks
|
|
|
We will visit your property monthly when vacant and provide you a report which will be emailed after every visit.
Inspection checks will include:
- Checking roof, windows and doors for leaks, blocked drains on terrace/balcony
- Visual checks of outside of the building, gutters and down pipes to make sure all are damage free,
- Visual check of your walls for mould,
- Air your property,
- Run stale water from your taps, flush the toilets.

Property Maintenance, Quotes and Administration
|
|
|
We will provide you best local prices and recommended tradesmen for highest quality for all maintenance and renovation work. We work with our preferred suppliers. If required, we will get quotes from 2 differenet suppliers for 20€ to enable you to make best decision and oversee the work.
Once we are directed to undertake the maintenance, we will supervise the work and make sure all is done in professional manner as promised on tender. Full written authorization is required before
any maintenance work is undertaken.
Written translation of tenders are possible as a separate pice of work may be provided from our authorized translation office.
For each major maintenance/renovation work we provide before and after pictures on your absence.
If you purchase either of Owners or Letting packages, we provide maintenance administration as part of our service. However, if you don't have yearly Owners or Letting contract with us, and just want to use our Pay As You Go service, we can provide you a quote for supervising the work and reporting you back once all is completed as commited.

We are available for any emergency calls after hours. If you purchase Letting package from us, we will provide our contact details to your clients for them to call if they need to.

Bill Payment
|
|
| |
We can arrange payment of your bills. We just need last bills paid to carry on your payments on your behalf. We will need you to deposit 500€
on our bank account to make sure all your bills are paid on time. We will keep a copy of payment slips and let you know if we run out of funds on bank account to keep on paying your bills. We can provide this service while you or your visitors are at your holiday home in Kusadasi or on your absence. Usually the bills are:
- Water
- Electric
- Telephone and ADSL
- Yearly payments for home, contents and/or earthquake insurances.
- Yearly Council Tax
- And any other possible payments agreed on contract
We recommend you purchase a full insurance for your property.

Full Cleaning, Construction Cleaning and Bed Linen Washing, Ironing and Changing
|
|
|
We will clean your property for you before you arrive. If your home is larger than 3 bedroom, we charge 10€
for every extra bedroom.
We provide bed linen washing, ironing and changing service as well. If you have more than 4 beds to be made, we charge 4€ for each extra bed.
Owners package includes one full cleaning and bed linen change before you arrive your holiday home. We need you to notify us minimum 2 weeks in advance regarding your return date to schedule the cleaning.
If you are using Letting Services and will need the cleaning between your clients, please let us know your client's change over days as soon as approving your bookings. We expect minimum 4 hrs between check out and check in times to prepare the home for your next client and run a complete inventory check.
We require you to provide us two sets of bed linens (ideally three sets if you are letting to cover accidental situations) as we deliver the washed and ironed ones the next day.
During full cleaning, we will
- Clean and mop floors
- Dust all surfaces
- Wash terrace and balconies
- Clean kitchens
- Wash bathrooms
- Change the bed linen with washed and ironed fresh ones.
- Make sure your home is nice and clean for you to enjoy.
We only use best quality cleaning products.
We provide construction cleaning to help you settle down easily on your brand new home. This service could be handy after a major renovation or maintenance as well.

Meet And Greet Service |

If you are letting your property, we will meet your clients at the front of your property, open the doors for them and run a 30 minutes session explaining house rules, our contact details, local amenities and instructions regarding using your appliances.
If you wish us to pass House Rules to your clients, please feel free to provide us one.

Inventory Check |
|
| |
If you are planning to let your property, we will require you to provide us an inventory list. We will run through inventory check after your clients left and report you immediatelly if there are any inconsistencies. We recommend you hold on to your client's deposit until receiving our inventory check report.

Transfers to your property is an optional service and can be arraged for you or your guests for following rates:
